This program is designed to support landlords facing challenging tenant situations, including those who may need to evict a tenant. We provide both legal guidance and practical assistance to navigate the eviction process while also offering proactive solutions to help prevent future tenant issues.

Eligibility for the Landlord Rescue Program:

New Clients:

• Available only to landlords signing up for ongoing property management services with our company.

Tenant Issues:

Landlords facing tenants who:
• Are consistently late on rent or have stopped paying entirely.

• Have violated terms of the lease agreement (e.g., property damage, illegal activities, disruptive behavior).

• Have refused to comply with requests to remedy issues.

Eviction or Legal Assistance:

• Landlords who require professional guidance through the eviction process.

What to Expect:

  • Peace of Mind: With years of experience, you’re in excellent hands. WrightDavis Property Management will take charge of the situation, working directly with the tenants to either get them back on track and following the lease terms, or we’ll collaborate with our legal team to initiate the eviction process, so you don’t have to.
  • Legal Assistance: Defaulting tenants can create significant challenges for landlords. It’s crucial to handle the process efficiently and correctly to prevent the tenant from causing further financial loss beyond the unpaid rent.   • Collections: If an eviction becomes necessary or the tenant leaves with outstanding debt, we will continue to pursue the money owed and report the delinquent tenant to a collection’s agency. This is an effective tool to encourage tenants to settle their arrears and protect their credit profile.
  • Property Repair and Cleanup After Eviction: WrightDavis will conduct property inspections to assess its condition and offer recommendations for necessary repairs to make your property rent-ready again. We will coordinate with trusted vendors to obtain quotes and ensure the repairs are completed to the highest standard.

The Cost:

The cost for this service is a flat fee of $300, plus any expenses related to the eviction. Once the management agreement is signed, we will begin working on your behalf to either pursue collections or initiate the eviction process. Expenses for straightforward evictions typically range from $500 to $900, depending on how quickly the tenant vacates the property.
